Why invest in South Wales?

South Wales contains most of Wales’ population and includes many of the country’s largest rental and HMO markets.

Cardiff, Swansea and Newport are the main cities of South Wales. Just to the north, the South Wales Valleys contain many ex-industrial towns and villages where property entry prices can be lower than in the major cities.

Principal areas commonly included within South Wales include Blaenau Gwent, Bridgend, Caerphilly, Cardiff, Carmarthenshire, Merthyr Tydfil, Monmouthshire, Neath Port Talbot, Newport, Pembrokeshire, Rhondda Cynon Taf, Swansea, Torfaen and the Vale of Glamorgan.

The region has a diverse economy spanning manufacturing, public services, education, healthcare, finance, technology and other service industries, with Cardiff, Swansea and Newport among its major employment centres.

Lower property entry costs in parts of South Wales can be attractive to HMO investors, although achievable rents, occupancy and yields vary considerably by location and property.

The region continues to see regeneration and infrastructure investment, which can support rental demand in some areas.

The Severn Crossings became toll-free on 17 December 2018, removing the direct toll cost of road travel between South Wales and the South West of England.

South Wales also has a substantial higher-education sector, with major institutions including Cardiff University, Cardiff Metropolitan University, the University of South Wales, Swansea University and the University of Wales Trinity Saint David. Student numbers and accommodation demand change over time, so investors should assess the current local market before relying on student-led demand.

Official UK House Price Index data for May 2026 put the average property price at approximately £215,000 in Wales and £292,000 in England. These are all-property averages and prices vary significantly by area and property type.

Address to serve notice

If you’re living abroad, Section 48 of the Landlord and Tenant Act 1987 requires the landlord to provide the contract-holder with an address in England and Wales at which notices may be served on the landlord.

As you can see, letting a property while living abroad has its complexities, so an agent you can trust is a necessity. At TKR Management, we make the process easy and hassle-free.

Safeguarding against property fraud

We aim to keep all landlord clients updated on important property issues. Land and buildings are frequently the most valuable assets people own and can be sold and mortgaged to raise money.

They can, therefore, be attractive targets for fraudsters. HM Land Registry, professional conveyancers and mortgage lenders all have safeguards in place to minimise the risk of fraud. However, landlords themselves must do what they can to help prevent fraud and protect this valuable asset.

If you own a property registered with the Land Registry, you have to provide an ‘address for service’. This is an address to which the Land Registry will send letters and notices if they need to contact you, such as where they have received an application concerning your property.

Many Landlords don’t do this, resulting in their rental property being the ‘address for service’ rather than their private home address.

A Landlord may then not be alerted that someone is inquiring about their property. You can have up to three ‘addresses for service’ on the register. One of these must be a postal address, but this does not have to be in the UK. 


The other two addresses can include:  
  •  A UK or overseas postal address  
  •  An email address
